I agree it's an attractive area for all the reasons mentioned above.

In many cases bonus depreciation can be a great alternative strategy to a 1031 exchange as well, particularly if the investment is in a property wherein a large portion of the value can be allocated to land improvements (like mobile home parks).

@David Nadelstumph If you already got the funds and already settled, then the 1031 is no longer valid alternative, unless a Qualified Intermediary has the funds from settlment.
