And about a month from now, I'll be signing off on the biggest liability of my entire young adult life, thus far. 

I don't care that they're disabled (no, I'm not a horrible person - and neither are you) - they're a functioning adult capable of making their own decisions... and they signed on the dotted line.

I'd be skeptical about access to a train station raising value tremendously (let alone 2X) in an American city.  

I will also get a new HELOC on my personal home from Mountain American CU in Utah for similar rates etc.

Occupancy cannot exceed eight people, including adults and children.
