Or refi cash out 100%… so I would have ZERO out of pocket… and then rent for $800-$1000… gross… after mortgage and hold backs I was STILL netting $400/ month.with zero out of pocket… And the debt was $50,000.Now….

You have to build that into your cap rate on the purchase.In general large governments tend to be inefficient with money. 30 plus trillion in debt with little of anything to show for it.

It helps me be able to capitalize on some appreciation, reduce closing costs big time, and I can capitalize on debt pay down without having to save a lot for cap ex.

Also, your debt structure is your asset more than the property, I wouldn't sell it, I would keep it as a rental, and maybe use a HELOC on it to tap into some equity, and then go another primary residence.After buying another primary residence, I would re-evaluate every year or two to see how you can better maximize the returns.

If you do a search for LLCs on BP, you'll see a range of opinions - it depends on your individual situation and risk tolerance.For 2024 if you have an LLC you have to file additional paperwork with Corporate Transparency Act or face fines from the IRS.
