I'd be more concerned about natural lighting (large windows $$) and creating a space people actually want to rent. 

So if that Sec. 8 tenant has to leave for whatever reason there's a chance your next tenant may not be Section 8 and thus your rent could decrease.

Quartz is actually stronger than granite, it doesn't require sealing and is easier to clean, it has more color options, and likely cheaper than granite.

I pulled back from this deal some time ago for similar reasons.

The reason I ask is it seems like everyone wants to be a rei until it is time for cash to leave their hands.

Finding good renters is going to be every house hackers biggest concern.Since you are a private landlord, you can set you application guidelines as strict (within reason) as you need to feel comfortable.

@Raza Rizvi  You should be able to refi the $100k at a standard 30 year term, and have very reasonable payments. 

A planimetric & limited topographic survey will add $2500-$3000 to your project -- it's a cost we actually front for our clients (but they are on the hook for if they end up not building the project).

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

There are very few that actually earn a living, and even fewer that make good money.
