We do insure against that but another layer of insulation keeps me happy.

an AMC tacks about $100-150 onto a standard appraisal.Plus, a lender has to run both an ARV and "as is" scenario, so it's more work. 

Just wanted to add that FHA loans are fairly expensive these days and the mortgage insurance stays on there for the life of the loan.  

How I do it is through selective screening and I have been 100% successful.By instituting certain screening standards it will naturally eliminate the vast majority of non target applicants.For example young couples with children will generally have lower credit scores. 

And require that installation of the washer/dryer is to be done by a licensed and insured professional, and that the tenant will be liable for any damages caused by faulty installation. 

If they are separate then you can do two separate purchases with standard 30 year fixed-rate mortgages.

Years ago I once was sued in a dispute by the insurance company, who was definitely in the wrong and they knew it (and so did my lawyer).

Expenses, insurance ect....once you have these numbers, you can estimate cap rate and NOI.
