I did a title search online and came up with nothing, researched the neighborhood (it is very close to my own home) etc etc...anyhow, this morning went and placed my bid and WON!

Look at this scenario: 100K ARV - 70% Rule = 70k - 20k repairs = 50k.100k ARV - 70K (70% ARV) = 30K PROFIT.15% of 30k for soft costs and 15% for my fee and flipper's profit. 12k for the investor/flipper and 3k for me.

Any left over amount Uncle Sam and your state governor will help you by investing a portion in pothole repair lunch breaks, subsidizing the care of dogs owned by the homeless and conducting study to establish if a study is needed to study the effect late night/early morning traffic has on marsupial wildlife living near the freeway.
