Roman Rytov Diversifying portfolio in recession preparation?

I've been building my portfolio for a couple of years aiming at two things:- good tenant profile (working history, credit score, security deposit)- area reliability (easiness to rent, density of working options)I also didn't want to leverage too much and not to bet exclusively on the appreciation factor, always planned to have enough cash flow so all the (large) expenses are covered by the portfolio itself without requiring additional inflows.

The one for their friends is the one the landlord would want to check out.LinkedIn is also great for getting a cursory view of their employment history if you can see their profile which will depend on your network of connections or plan level.

When someone messages on Facebook, I send a copy/paste of the same response to everyone that the house is still available and if they are interested in viewing the home to complete the pre-screening application (with the link attached)Another think this does for me is I am able to match up the Facebook profiles with the applications received and yes of course I look at what they post and what there photos show as the kind of person they are, if they have pets they didn't mention, are always drinking in photos or drug use, etc I did a quick search and found the original thread and have attached it to this response, I certainly can't take credit for this awesome idea.

One of the landlords profiled in that book, is a woman who grew up in a low-income community of color, and worked her way into rental property ownership, and has multiple tenants who ruin her houses and cause major issues (although she still manages to do quite well, thanks to being aggressive and savvy in how she manages, renovates etc).
