Then I don't think I'd allow customers in to be able to look through the items, I think they would have you pick them up, or drop it off, and have them sign that it was dropped off, taking lots of pictures of the items for records, and then simply returning the items to the person when they need them again...perhaps the next semester. 

Instead we stepped outside, chatted, and picked a number that would let us either complete a complete interior gut or just sell it as a teardown.

If not, tell the tenants they can take a tiny slice from the wall (paint only) and if they take it to one of the big box stores, it can be matched so they can pick up a sample to do the touch up. 

In my opinion at that point I feel like I should just pick an out of state market because the New York area doesn’t seem the best place to invest right now for someone new.

If a seller allows cherry picking, typically the first thing I do is sort/filter by state, then by unpaid balance and then interest rate/yield.
