They don't calc IRRs, but frankly, with a 1.7x equity multiple over 7 years, I'm not sure that the nature of an IRR would even increase that to 11%!

I have lived in the SF Bay Area my whole life but it is my belief that the climate crisis will have an immensely negative impact on California, Western, and Southern States in the long run and furthermore the housing prices are so expensive here, which is why I have my eyes set on the Great Lakes Region because of the plentiful natural resources and cooler climate.
