I would also request their crime stats and break-in occurances of all properties in their care for the last couple years, at least, to check for patterns.  

I have been looking steadily the last couple weeks and haven't found anything on market that makes sense given the current interest rate environment.

I just sometimes worry that folks who try to get into real estate, and use HELOCs to fund down payments on long-term investments, will find themselves in for a very hard road ahead, especially if the markets do not appreciate the way they did the last several years. 

I started using VRBO in addtion to Airbnb last year and I think it definitely helps!

Just elaborate and explain that you know it's hard out there and for the last 6yrs you've tried your best to keep the rents the same but at this point you can longer justify keeping the current rent price.
