On the flip side, if you get good at finding deals you have to move them to “first come first serve” and can’t pick one investor to be perfectly loyal to, even if you try they often will pass on your deal and you need multiple buyers ALWAYS.

So on the 7th, late fees hit and we must serve notice #1 (we call this the courtesy late rent notice). 7 days after that, on the 14th, we post the 14 day pay or quit notice.
