I have a tenant who pays half of the rent at the beginning of the month and then the other half at the end of the month, without a valid excuse or reason.

If you buy a duplex and your "cost" per month is 750 (just using a number) but for you to rent or (even buy) a similar single family it would cost you 2000 a month then you are still 1250 a head every month! 

Would like decent occupancy, around 50%+, not too seasonal where it just sits empty half the year also.
