I live in Boston currently and it is so hard to find a cash flow property.

If they misbehave or go delinquent it is so much easier to get them out (except now of course).

All I need is the opportunity to "put my money where my mouth is."So

I guess my first question might be this:  Since my local market is so expensive, how do I look at a market far away that I'm not familiar with and decide if it's a good area for a potential rental?

This is so ironic: yesterday I scheduled a guy to come cut down two big elms on the property and today a tree branch fell on the tenants car.

Hello,There is SO many contractors and rehabbers in the DFW area and I would love some personal recommendations on someone you've used for rental rehabs especially in the Fort Worth area and had success with.

Being from Long Island New York the barrier to entry is so high for anything in the local area and cash flow is tough to come by. 

It is so great to hear that the property is cash flowing.

The cash path seems like there is so much less headache and I can still easily end up with +/- 5 properties totaling $100,000 in equity.All input is greatly appreciated!
