Hey Larry,     How about getting him a tablet or smart phone and have the tenant sign the contract on it in a Google doc, then you sign.

With the power of Excel and/or Google Sheets, if you have a little programming knowledge there's the ability to extract and compile everything Property Radar gives you for free.  

I Buy Guys- Do a Google search for the "I Buy Guys" and call them up.

Also the home has been owned since 1995 So i took to google and found the name of his wife , also found an adress around the corner under both their names plus a phone number, a bit more searching and found a third property under his name as well.

Do I simply Google local courthouses or do any local investors know any specific place to get started?
