Confirm how this matter is addressed/worded in your lease, but I doubt there is anything that says they must leave during an inspection or that it would be enforceable even if there was.

H.U.D homes that are open to investors means that no person wanted to buy it to live in .So after 30 days give or take the investor can buy it .So the house will need work the main issue for me is location , foundation then ,sewer,after that all other issue I will take on it is just a numbers game .

You can't transfer it into an LLC because of the "due on sale" clause in mortgages which the banks are enforcing these days, which will make you pay off the mortgage within 30 days or transfer it back into your own name.
