Off the top of my head, this is what I usually spend rehabbing a 3BR/2BA 1,000 sf 20 year old SFH:  roof $6K, hvac $6.5K, water heater $.5K, prep/paint $7K, floors $3.5K, appliances $2K, misc (junk removal, electrical, plumbing, landscaping, door h/w, blinds, cleaning, etc) $2K.
