Typically yes the interest payment is calculated on the principle so it should lower the payments but probably not by enough to make it worthwhile.

However as mentioned above, if there are substantial liens against the property then would not make the transaction worthwhile as you'd either have to pay them off OR take it to foreclosure yourself to get them wiped off
