This allows someone to handle a flip on their schedule (nights, weekends, spare minutes...).

Put out signs and lockboxes for realtors.Cold call for a realtor or investor.Create a handyman or property preservation business.Become a notary, so you can close real estate transactions.Go to work for a courthouse data service, so you're looking at and recording the posted data for them.Work for an apartment complex leasing apartments or doing maintenance.Work for a property manager doing make ready.Do anything and everything in construction.Become a home inspector willing to work weekends.Work as a sales rep or helper for a builder.Probably all these positions could use someone that wants to work nights and weekends.   

Books I am reading currently include "One Thing" (re-read but for sure top 5 book of all time) and the "The 7-day weekend" which is a contrarian way of thinking about business.

To top it all off this happened the weekend before they are scheduled to move out. 

This will be a "3/4 full time" short term rental / second home while I do plan on visiting once every month or so for the week/weekend depending on vacancy. 

I am scheduled to look at a property this weekend with this one being different compared to others I’ve viewed in that it was built in 1900.

I was waiting until I have a more thorough analysis, but I've been busy this weekend/week with moving. 

This past weekend I had few new investors tagging a long with showings, nothing better then seeing properties live and learning from others. 

I think conversion is low because most people are looking for a weekend stay in July/August, but we have a 7-night minimum stay in July/August, so they bounce off our listing page (just a guess).
