We pay $4500 toward closing, $525 home warranty, and $1000 credit toward washer and dryer.  

In addition, we bring our pressure washer and lawn tools, plan on pressure washing siding & treating/repairing decks and fences, painting outside doors & trim, cleaning dryer vents, re-caulk around tubs, etc., all the things that tenants never mention as it doesn't affect their lives but will cost us a lot if the PM does it and even more in the long run if it's neglected.

Hello everyone,We looked at a property that needs some repairs (new water heater, washer/dryer, dishwasher, paint, flooring, kitchen counter-tops, cabinets).

Search, then count the number of subjects that are all caps, number of 1 month free rent, number of free washer driers.  

looks really nice,  but that washer in the kitchen is weird.  

I have in my business plan revenue increasing methods (market rent, Washer dryer in room) as well as the rehab of units starting year 2 to increase rents.

My units without a washer and dryer turn over at more than twice the rate of those that have, in the unit washers and dryers.

All the applicances including the fridge, stove, microwave, washer/dryer, and the A/C are new and installed within the course of that lease.The lease terms were that it would be paid 1st of the month but all the rent payments we receive are mid-month (after 2 weeks).Also, the inital lease term included only her and her two children.
