I consider making an onsite visit a critical portion of this- get to know the provider, the neighborhoods, their rehabs and their ethics for operating.

I know it's out of town, but it may be worth it to go to the market and visit a local REIA.

I feel like this would be a good place to purchase my first property because I visit a couple of times a year and I have a support system there.

I think it is really important to visit a market and meet the folks you are considering investing with at least once.  

Besides getting some legendary BBQ in town, we plan to visit a couple of large wholesalers in town.

My advice is to do the math correctly before you even visit a property, never mind make an offer.
