In the meantime I had added a second house in a working-class, blue collar neighborhood, which I rented by the room to singles initially (don't try this at home, I was young and stupid at the time and the house was less then ten minutes away--still, I was there 2-3 times a week) which really jacked up the rent I was able to get over renting the entire house to a family.

For my market and for the areas that I am mostly interested in having rental property (lower blue collar neighborhoods) my "magic formula" is rent X 50 = max value.
