Based on the comps and county records, triplexes are selling for 450k-485k and 5+ units going for over 120k a door, which was unheard off in CG.

As you mentioned, commercial leases tend to be longer than residential - 5,10, even 20 years are not unheard.  

If you think it is a deal with 20% down and have it then do it or adjust terms to make up return somewhere else.If the numbers don't make sense then it comes to negotiating.I would really question him getting 5% in the bank as that is unheard of from my perspective.I would also really stress that you are technically putting in more than 20% down if you are putting $300K into the property.

Being at 50 percent occupancy already for next year is unheard of.
