Given all of these obstacles, I do not understand why people suggest that out of state investing is an easy task at all. 90% of investors fail at investing in their own back yard, so investing a couple states away should not be looked as an easy undertaking. 

It just seems like a massive undertaking and I am not even sure I have the funds to invest in something like this but I am a dreamer and have always had a love for real estate and investments in properties. 

Ideally, this process would be repeated for each of the 4 locations I move to during this rotation program.I am familiar with the process I would need to undertake to make this acquisition a reality and have already spoken with various banks about getting pre-approved for a loan.

This is such an exciting (yet intimidating) undertaking, and it would be nice to chat with someone going through the same learning processes and help accelerate one another :)

You probably already know how unpredictable costs and time schedules can be when undertaking rehab projects.

It is a big undertaking and probably not worth it unless you are looking to scale.

Arguably it was a very large undertaking for a first project.

Others where most inventory is 100-150+ years old and rehab might be a big undertaking / reveal hidden issues.
