You could put in a range of numbers for purchase price and closing costs, renovation expenses, and expected returns and you could very quickly get a range of projected return on investments (although an excel spreadsheet could easily do this as well), but I'm sure as technology develops we will see even more sophistication in AI's ability to assist in deal analyzing.

Your exposure is any open development or syndication projects that fail if you pass.  

Just very tough to do .. for 97.00 and if it worked you would have a million people out there trying to hawk private money loans..

1st position available everywhere . 2nd position will be tough to find favorable terms 

The area has appreciated very well over the past couple of years and we bought cheaper than we probably should have been able to, again through timing and where the builder was at on things- some of their other projects that were like ours in the same neighborhood were purchased a month later for $25,000 more than what we paid.

We’re based in the area, so I am always curious to see good projects!

I can easily get to that amount on a 3 day project.
