That makes your offer weaker than an all cash offer, but its the best you can do if you truly don't have cash.The only folks who claim you can do wholesaling with no money are the gurus who are trying to convince you to pay them $20K for their secret sauce.

@Damon Armstrong Yeah check it out, Aaron is a beast.I think the secret sauce is because he is a wholesaler he's got deal flow and can cherry pick great rental properties at great discounts.

We have gotten complaints such as "this cabin did not stock soy sauce," and "we were expecting 2 rolls of toilet paper, and there was only 1.25."

@Steve L.Probably aren't getting a lot of response on this because its very unique to a lot of guys - and some of us are delusional enough to think we have some kind of secret sauce that we're not willing to share.Also some of the metrics can be painful to look at (revisiting this on a Friday eve is somewhat of a weekend buzzkill :( I have a background in stats and data, so I track a lot some is super useful, other is just gee-whiz.  

I don't think there is any 'secret sauce' to finding deals, its all about hard work and digging.

First you say "factor into your NOI"  then you correct YOURSELF "subtracting capex from their NOI"  Into , from  Tomato, tomato.
