If buying becomes more affordable, then there will be less demand for rentals and the rent prices will go down.I can be wrong, just like everyone else, but I think this is a terrible time to buy a property with negative cash flow, even in high-appreciation markets like San Diego.

hello, I am new to wholesaling and have seen some properties that only want a cash buy however the properties are not in terrible condition what is your advice on trying to wholesale a home that's not in terrible condition but could use minor updating. thanks

There are actually a few unrepped buyers in my market who the listing agents all know: they lowball everything, don’t follow through on their contracts, and are generally terrible to work with so they don’t have much chance at getting any offers accepted.
