And if you'll get discouraged by waiting to save up more money and won't end up doing anything, then definitely buy something now, get the ball rolling and build up again from that.

That takes a good whack out of your final numbers and changes the ball game by a good amount. on a $1000/mo payment its inconsequential but everyone who was buying these low dollar land loans and everything else - ouch.

Some of them might have knob and tube electrical and I've owned one where plumbing was fine (all copper) but with the lack of insulation in an area those lines would freeze in extreme cold temperatures. 

Anyone who has the balls to obtain a key from a friend and move into a vacant house is not going to be concerned with threats of lawsuits, unpaid rent, utilities, etc.

It depends on the agent's capacity.I usually connect my investors with my contractor or inspector to walk through the property so that everything can be sorted out in one go, or I have my clients make an offer subject to a walkthrough, allowing us to get the ball rolling.
