Neighborhoods do change over time (usually for the worse) and even in the cases where lots of momentum is created by city initiatives, it still takes 5-10 years and there are tons of competition (look at Fountain Square and Bates-Hendricks right now.)

It looks like there is some land on the property.The property is in Fountain City.

I just purchased my first duplex last summer in Fountain Hills, but am looking to expand into that space in the near future.I have 2 STR that I am going to sell as turn-key investments in the next couple of months and 1031 exchange the proceeds into a small multi-family.

I added a secured gate at the front of the property, created a garden for tenants, renovated the courtyard adding a fountain, and painted.
