A 2 year flip, that's just crazy.I don't think the issue is the dairy plant as much as it was a property with only 1 full bath on a stretch that isn't particularly nice.

I personally rent a place with Formica countertops and older carpet (needs to be stretched) because it saved us at least $400 a month on rent compared to the places that have been updated more recently. 

It is not that much of a stretch to flip. 

I always struggle when I consider partnering, knowing how badly it can go, and my need to be in control of my own destiny.Since going it alone doesn't scale, how will you stretch your business beyond the limits that one person and 24 hours a day put on you?

Is this the norm or either I sound too friendly and he's trying to be nice and help me out(that's a stretch) or the more likely one - do I sound so inexperienced (which I am, inexperienced that is) and he just wants to make sure he'll get paid?
