It is zoned multi-family and I could do 14 or 15 straight townhouses but the City in question, while they immediately adopted the latest ADU rules, has archaic multi-family land-use regulations centered on a large apartment complex mentality that are costly for infill / middle housing  (1.75 off-street parking spaces per unit, major landscaping requirements, "amenity" requirements, unreasonably large setbacks, etc.). 

Being a guest on a Podcast alone doesn't give one street cred.

There are some bigger complexes around Los Ebanos boulevard that you mentioned, but it's a street not a neighborhood.

The owner REALLY wanted to sell because they were retiring, so I drove an aggressive bargain.2.5 years later a $15 million dollar redevelopment project straight across the street is starting to lease apartments and some 1st floor commercial spaces.

You really need a realtor, PM, and GC who are all willing to tell you when you're on the wrong street.

If Nubbs Nobb is closed I would speculate that Boyne Highlands, which is literally across the street, would still offer a lot of business in that area.

You will find like in St Augustine are, one side of the street your good to go, the other side, it a NO.

You can skip trace and target a certain area, street, type of property, etc.
