If not again you would be better off buying your own home and having enough yard/space for all of them but 13 is still way to many dogs unless you live on a farm or own acres of land.I have worked in the banking business and have seen people lose their homes that they rent due to landlords kicking them out with very little warning due to breach of contract or a No pet rule. 

The few rules, may be missing some, to manage STRs:1)Own the listing2) The asset acquisition is the underlying investment.

That's why I am here. first thing I learned in RE is I for sure dont know everything and very few folks do.. we are all learning even at 50 years of doing deals I learn new things every week.. thats why I am on BP you have also 50 states rules and laws are not nationwide so I like to know how each state works when it comes to transactional real estate and development.

You can sidestep most of the headaches if you stick to these five golden rules:- Know Your Market Inside OutTake time to research neighborhoods, property values, and what buyers are looking for.

Also talk to them and see if them paying on the 1st and 15th works better for them (if they are paid twice a month), but explain that the late payments need to stop.If you don't renew their lease, check your local laws to see how much notice you need to give and what the rules are.

Saying something along these lines allows me to get to the point and within 5min I can usually rule a bank in or out to get to the ones that want to talk more.

In 3 weeks he's not going to have anyone either or any evidence, at which point any reasonable judge is going to be pissed and rule. 

I plan to hold unless the rules change.  

A good rule of thumb -- if the neighborhood has "Heights" in it- then it will usually have a POS.
