And starting to get some money is better than no money right ?

@Stuart Udis, I think there is starting to be a bit of a shift here.  

Even so I don't know if you will start learning about all the old building problems if your place is relatively new. 

I would like to start investing in real estate once I get situated down there.

But I'm looking over numbers and I'm starting to think it may have always been a bit of a unicorn that appeared once when the stars aligned, but otherwise doesn't really make sense under MOST conditions.I've nerded out a little and ran numbers comparing interest rates, P+I payments, and initial principal balances and I've found with MY assumptions, that the 1% rule is actually NEVER a valid filter. 

That way, they feel locked in while waiting for the rule to clear.Just communicate—if they really want the house, they’ll likely wait rather than start over.Good luck closing the deal!

You have to front the deposit, which the contractor uses to get stuff done and that allows the drawing process to start from the escrow of rehab funds. 

Seconding what @Max Wilhite said, Multi-Family is a great way to get started.
