Once you’ve made all of the rookie mistakes and have your SOPs in order, you can go invest out of state with a game plan.

As I settle into the new year with my game plan Im curious to know what Margins investors are looking to receive in this market.

@Paul Novak you've already gotten some solid advice in this thread so I'll keep it short and sweet.Get your 401k match at a minimum. 

You're going to have to scrap like crazy to break even - think rent by the room, short term, mid term strategies that require more work.

We funded tradtional turnkey and we funded those that would do the lease option after i bought the asset for them they paid me off short term 60 to 90 day deals on my side.. then they would go the lease with option to buy..

A lot of wholesalers are in the business of short term transactional deals where they can make $10k here and then never speak to the buyer again.

We had hoped to rent our house for short-term or mid-term stays.

If any short term financing, risk adjust upwards another 2% points on the interest rate.3.  

It’s amazing the difference in damage within a short distance.
