Delay gratification so you can have 2 theaters in the future.The thing that would make this a no-brainer for me is that you can convert it into a livable apartment space and then easily change it to a theater with a bathroom in the future if you think it will sell better or you want it more.

If you can manage your cash with a $1,500 / month salary (I lived in the bay area on this salary for about 8 months and was still able to save a couple hundred per month) then you will be well suited when you start making six figures.To that note, you can only learn so much by cutting your expenses and learning delayed gratification.

I was saying that when Dave Ramsey recommends saving up and paying cash for rental or flips, that it takes discipline to do that, unlike Kyosaki's plan which allows one to not delay gratification and to borrow money one doesn't have for the purpose of buying real estate for investments.

Well those who have invested in Real Estate know that all the hard work rehabbing,  qualifying and maintaining good renters, flipping your homes and making good  well thought out and researched decisions doesn't come minus the headache and heartache at times, but the end result when it all comes together is gratification at it's best.In conclusion, no matter what others say we all need to stay true to what we have dedicated ourselves to committing too, we need to maintain our personal motivation and continue to move forward and when you hear negative comments, replace them with positive productive and motivating people.
