I was a Realtor at the time and scoured the MLS for investment opportunities.

Use @Luke Carl's Enemy Method to scour the landscape.

However, I'm not at all interested in spending hours scouring the MLS, networking for off-market deals, running marketing campaigns, etc to find the best possible opportunity.

So far I've been scouring public records and driving specific neighborhoods for dilapidated properties generating my own list. 

To buy all the rentals I have currently I scoured the market for hours a day for months..and got lucky on top of all that. 

Using the tips and advice received I have been scouring the country for my initial market to invest in.After looking at a bunch of markets, using BP Insights and the webinar Dave Meyer created "How to Find a Market Using BPInsights" it seems as if most of the markets I have found that have great RTP ratio are in areas that people are migrating from.

I've scoured the Marketplace for a while and didn't see any postings looking for buyers in the Chicagoland market.

I did the work, I searched and I hunted, I marked up a zoning map of areas that would allow for my plan, came up with a renovation budget for a house that is tore up from the floor up, figured out how to buy a house I can't afford, I scoured the neighborhood, spent WAAAAY too much time on Zillow, and it finally happened.

I don't need the free BP calc access but hey it's a promo why not have fun with it.I just scoured the Colorado Springs MLS and yikes pretty much everything I looked at came out negative cashflow even with 25% down payment.

just need to keep scouring?
