They were thinking of planning another one that required massive loans (7 figures). 

These tend to attract more reliable tenants, and the properties generally require less maintenance.

A smart seller/listing agent will likely require a large EMD to tie you to performing on your offer, so be prepared for that.

I was also going to ask if you'll have access to the property - many lenders will require an appraisal.

Even if someone in these forums were to teach you a creative financing strategy that required zero out of pocket cash and the seller was willing to accept those deal terms, you still aren’t qualified to own real estate with your current balance sheet.

Sure it may require some touch-ups here and there when you're done, but for the most part it turns out to be nicer in the end.
