Tenants take on a risk when they rent, as they must trust that the owner is using their rent money to pay the mortgage.If a renter must show their ID and possibly even share their SSN, then at the very least, the landlord should reciprocate with the ID bit.

Because of this you will have to file a non-resident GA state return for you personally (some states do not have personal income taxes but GA does) and depending on your taxable numbers may have to pay income taxes in GA (or if it is a loss, you may still want to file in GA to carry-forward taxable losses to offset against the eventual taxable income if the state allows it).The beauty of being a CPA is that we have reciprocity across the whole US (unlike attorneys who may have to get licensed in multiple states).

Or do it yourself.But, if he cuts the entire lawn for free for an indefinite amount of time, at some point he's going to expect reciprocal "special" treatment from you.

Me personally, I try not to mix business/pleasure to avoid these types of situations, despite how much I value my ability to help my friends/family when in need (and I value their reciprocation equally).
