Here's the reality. 

It's just reality...if we can't read a couple of books, listen to podcasts, or perform basic searches in advance and then ask better questions, there is no way in heck we are going to buy a property.  

Then reality set in and it’s a lot of work and takes a lot of capital.

These tenants have had a good deal for a while but the reality is I’m running a business and can’t afford charity.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

So on paper, Alabama's 12% a year looks pretty good, where the reality is you very likely to end up with 0% in order for you to win a property.

Your conservative banks will push back on LTV (basically come in at a lower number) and "claim" your in a commericial setting, but in all reality it's their standards and what they believe is commercial. 

In reality there is likely to be a need to light the pilot a few times over 12 years.  

HOWEVER...you have to consider reality.

While I am impressed with your enthusiasm, the reality of getting a project done and for a proper return on investment, whatever your investors may be looking for, is difficult.
