Aiming to get it in the 16-25% range, mostly titled towards STRs/SFRs and slightly towards commercial places.

Our mods range from 275sqft to 480sqft.

The length of time before actual foreclosure would range from a little as 21 days in Texas to “years” in New Jersey and New York, and many other “judicial” foreclosure states.  

My main concern now is the unfinished porch.I'm receiving bids that are all over the map: some are as low as $1,300 for labor, while others range from $4,000 to $10,000.

Here it ranges from $35 to $55.

And I’m in the affordable/cheaper C+ class hoods with rent in the 1800-$2200 range.

The renovation plan was executed and occupancy is in the 94-96% range; rents at or above the pro forma. 

Most of the properties I bought are in the "high end of the low end" range, and none are on or near the water, which helped a lot.

Does anyone have an idea of the average CAP rate (or a range) for larger apartment buildings in Price George's County or surrounding counties.  

Should I just sell the renovated home and the lots and take the win, or manage the building of the duplexes and go for a bigger win over the mid-range (while taking on the risk that things go badly or the market shifts)?
