Many of these people were also catalysts of the change I was always most drawn to the urban core and met other transplant Augustans like Janie Peel, who knew someday/someway downtown Augusta was going to be more than a late night food and drink destination.

I would imagine the plumber made at least 10k pure profit (Kids u dont have to go to college to make big $!!)

Things such as; toilet paper, drinking water, pet supplies, linens and hot tub chemicals and cleanings that we didn't initially factor into our Pro Forma's..The costs of these are real, but even realer are the stocking, cleaning and preparing a space for visitors in a few hours between check ins.

@Diane Bonheuris this something you'd live in, or a pure investment property? 

There are plenty of Ubers, most will drive here, and you have no control over the people drinking on the road (Party Panhandle) nor the guests using your vehicles....I feel there is too much liability.  

Im having trouble thinking about it from a pure business point. 

Stop hanging out with your deadbeat buddies that spend all day drinking, talking sports, and otherwise wasting away.

If that $3,000 was all built by using a portion of the monthly rent to pay the loan payment, not costing me anything out of pocket each month (as the only cash out of pocket was at the time of purchase), that seems to be additional value beyond just cash on cash return, a positive monthly cash flow, and also any long term appreciation gains.In that same example (purely directional made up numbers), if rent collected is $1,000 per month, total loan payment is $700, other expenses are $100, then my cash flow is $200 per month. 

We typically do a happy hour at a local brewery or rent a suite with catered food/drink at a local baseball game.
