I have an STR in Niagara Falls and it does pretty well based on the purchase price. 

Purchase price: $80,000 Cash invested: $145,000 Turning a 3/2 into a 4/2 duplex for short term rentals.

Purchase price: $400,000 Cash invested: $20,000 Sale price: $620,000 Bought near a private university with the plan to live in it before renting it out.
