Has anyone ever bought a piece of heavy equipment like an excavator or a Bobcat as a means to save money because you kept having to rent them for projects?

I Currently own 8 piece of real estate. 7 long term rentals. 1 str that is currently in the furnishing stages.  

The definition includes, but is not limited to: Negotiating, promoting, or advertising the sale, exchange, purchase, or rental of real property, or the granting or acceptance of an option to sell, exchange, purchase, or rent an interest or estate in real estate or a time share.

One piece of advice that I often give out to people is to find niche microcommunities that fit either your offer or your profile/personality, and this is a prime example of this.

Ask yourself what you bring to the table and how you're a valid piece in the partnership.

The communication piece is still VERY much hit or miss.

You might be getting a piece of a pie but you are sharing the risk with other investors.

What's the best piece of advice you can give someone just starting in multifamily real estate investing?

My biggest piece of advice is to do your research and be prepared.

My wife and I got this piece of advice early in our investing career and, to this day, we both look at each other and say "NEXT" in unison whenever one of these myriad annoyances occurs.
