There is running private credit and running MF and then their is portfolio mgmt.

Increase time spent conversing with each lead that you get to learn more about how they view the property and implement reasonable changes accordingly.

We have had this exact conversation with several different trades, never a GC. 

All is not lost, if you can find a seller of the apartments who is alos willing to finance the purchase for you;  Or look for a private/hard money lender.

I try to have my renters meet each other or at least have a phone conversation to make sure they're compatible, but even then, you just never know if they will be.

We have retirement accounts, a small private stock market account, and an emergency fund. 

As an example, we joined an expensive, but exclusive private networking group 12 years ago.  

After a few candid conversations, they realized they could negotiate slightly higher rents by offering small improvments..things like better loading dock access or upgrading the security features..turning a so-so cash flow into something much healthier.When you break down your family friend’s situation, it might help to consider these angles:Selling and redeploying capitla could open up opportunities in markets where cash flow is a bit juicier.

I’ve had great experience with private landlords in the past, and have found fellow pet lovers that didn’t charge pet rent, or accepted my larger dog (when he was alive) to live in an apartment without hassle.

We're looking into some CRM solutions as well to manage private lenders, commercial lenders, deal funnel, etc.
