The wild card in Philly is the Office of Property Assessment and their crazy assessments.

And with mailers, I strongly doubt that 100+ mailers (scaled to 1000+ post cards mailed monthly) will get any leads/call backs, let alone conversions.

My understanding is that unless the borrower is pledging/securing your loan with particular and specified assets in a security agreement, you would be a unsecured creditor as far as the personal assets go, not much different than credit card debt.

One thing though , using an LLC makes you get Business Line Of Credit and also Business Credit cards which helps you scale.. you need to know though to manage good debt!!

(You would save interest on a car loan, credit card, etc.) 

I am sending post cards, knocking on homes and scouring the MLS. 

In my opinion the best use of a HELOC is for short term needs like a credit card.

Could you instead do ones that require a card or app to do laundry?

I would also advice if there is something specific to the rental they pay out of that rental account or use a specific credit card.
