Balancing space and amenities is key, and investing in high-quality finishes can justify premium rental rates.

I’ve been trying to rent a 1/1 for about 1.5 months but I expect a premium price because it’s a gorgeous apartment and the other tenants are paying a lot.

You can also rent the houses at a premium. 

Would come in around 5% interest  I usually won’t go for less than 25 units per million but I see you’re in Pensacola and land is probably at a premium.

And I also realized that I wouldn't make a claim unless I had a major loss anyways, as it'd likely make my premium skyrocket (and would perhaps make the provider not want to renew at the end of the year).

I'm also trying to see if I can get them on a mobile nurse list, another great demographic that's short term and will pay a premium. 

There are some avenues that you could use, like no tax deduction piece work job (still you need to pay taxes and wc).LOL, no, here are my WC rates, carpenter 50%, plumber/electrician < 10%, painter/drywall 20%, roofer 100%, plus/minus 3% on all of them and then a premium deposit of more or less $10,000/year, I have a self-performing sub (only works by himself + 2 guys) and said he is paying about $4,000 for a $40,000 gross payroll.

Ideally, both kinds of buyers are able and willing to pay a premium price, hopefully in a cash-only deal, for their urban oasis in Spain (whether it'll be their main or second residence), as long as it's modern and ready to live in, which saves them the hassle to renovate it themselves.
