Little background on me to help paint the picture for my business concept.

The seller sent invoices and pictures, but my gut instinct told me to verify so I got a re-inspection.

We see a lot of non-performing notes in the Cook County area and the discounts are tempting but the picture that's emerging is explaining a lot of that.Are investors actively buying at the foreclosure sales?

I don't think I would have asked folks on task rabbit for before and after pictures.

My husband believes we should post pictures of it as it is so we can see if the price we've posted for it gets any interest from prospective tenants.

While this might seem like a downside, it's important to keep the bigger picture in mind.If you’re looking at a duplex in a good area, close to your work, and the numbers still make sense—even with those lower rents—don’t let that deter you.

I would say at minimum you need your lease, your 3day notice letter, mail receipts, pictures, etc, also perhaps a copy of your bank statement where you show they paid rent, then didn't.Get busy with this....if they can't pay $900 or whatever this month, no way they can probably pay $1800 next month or $2700 in month 3.One thing that might save you time.....mail, certify mail, and hand deliver your 3 day notice. 

I would recommend creating a short business synopsis/plan of the property, the numbers, pictures, and comps and send it around to close family and friends that might be interested in lending or partnering.
