In LA, my last vacancy was about a week.The hardest part honestly is understanding the laws and dealing with the tenants around it.

For example, they have not sent us the rent they owned us for the last three months, and here is paperwork to show it is not in our account, here is the contract with them stating they would pay on this day each month, and here is the title of the house in my LLC/name to show you we own the property too.

For the last point, it's referring to a window egress.

Unfortunately that was the last $ we saw from the borrower.  

You are taking a chance with every tenant and you hope they are not trashing your house and you don't have an eviction.If your condo did not appreciate it over the last 6 (unicorn!!) 

I am still obligated on the interest payment regardless of how much has been deployed but that is worked into the fund proforma and can be covered by deal cashflow.As to resale price, one of the last one's I did I sold for $125K and had a private loan for $85K which I wrapped.

My local cable, internet, cell and utility companies are already using it to field calls and answer questions online and phone.

I have made some promising contacts since posting my last couple posts.

I was speaking with an agent last night who said that their brokerage told the property management division to get out of any contracts within the city limits.
