@Victor Nguyen for starting out either is fine if the numbers work, but if you do a duplex I would recommend starting with the a side-by-side duplex the first time you do one rather than a multi-floor building.The reason being is that managing multis (duplexes) with tenants living over each other come with different problems such as noise complaints, and can limit your options accepting pets.

There is a 10 year waiting list to get a voucher, so in my experience the tenant isn't likely to muck it up with unauthorized pets, guests, etcYou can eliminate 3x rent since the applicant will have a voucher.

I find my self telling every one I speak to friends, family, strangers, cats, dogs, ground hogs... that I'm very interested in REI and if they know anyone that mite be in a place, that mite not be an ideal dwelling I can help them with an easy way out. so I figure its about time to make it more official by giving them a tangible way to remember me by.

I mean you cant release properties and leave the dogs. thats what banks worry about.In your case you will have to see if they will negotiate a new release number for you.. this usually requires an apprasial etc.

BP should definitely create a therapy group because I equally fall into that trap with some of our Chicago renovations...I went to a property to do a quick walkthrough check and then somehow I end up with a broom in my hand cleaning because messy job sites are my pet peeve.
