That is a great post, and I'd love to follow up and see how things went for my own personal knowledge. 

I personally would fix the 3 windows and maybe consider cutting the rent a little more to gather more interest. 

Hey @Cameron MarroPersonal Loan or Line of Credit: If you have decent credit, a personal loan or line of credit could give you access to the cash you need for renovations without using your property as collateral.

This could be a single person who has their brokers license or a larger brokerage like Keller Williams.

I also have a personal relationship with my contractor so got a massive price break. 

But, you need to talk directly to the person whose name is on title. 

Would a HELOC or home equity loan on my personal home be a good idea to fund this?
