Most likely, they will be wrong if they are not siting the current and pending Tax Code changes.A straight lease with an option to buy is fine, the option must be compliant, you need the buyer's ability to pay, credit does matter as that effects the ability to pay and meet the future requirement to obtain financing to buy. 

What I have seen yesterday and today and I had emailed the wholesaler about this with no reply yet that what the wholesaler is offering these both properties are in MLS pending.

Last year (2014) returns had less rental income compared to this year's pending taxes because it was owner occupied until June of this year.

The county has to notify any mortgage companies of the pending tax sale and if they choose to do nothing then when the tax deed is issued the mortgage is wiped out.Pretty much the only liens that would be senior to a tax lien is a IRS or State income tax lien.All other liens are wiped out when the higher priority tax Deed is issued.I also have a good working relationship with my county officials.

There is 1 property that's currently pending in the area with list price of 93k.
